What does 'service media' mean?

Q:
I am looking for anything concerning the definition of service media and whether (in the absence of wording which specifically relates to the provision of heating or air conditioning) this could extend to an air conditioning system.
The lease I am looking at has the usual definition relating to conduits etc for the transmission of gas water electricity soil and telecommunications.
The landlord covenants to maintain service media. There is a separate service charge schedule entitling the landlord to charge for any costs incurred in relation to plant and equipment but no obligation to do so. I do not think any obligation is implied on the landlord by virtue of that schedule of recoverable costs. Unless service media includes air conditioning therefore my view is that the landlord would not be liable to the tenant for failure of that system.
